Buying a Home in Boise?
You Need 32 Years Behind Your Offer.
Rick Gray has helped 1,000+ families buy homes in Boise since 1994. Whether you're relocating for Micron, moving up, or buying your first home, Rick's 32-year market knowledge means you see every option — not just the ones on Zillow.
What Does the Boise Housing Market Look Like Right Now?
Boise's market as of August 2026 is defined by rising median sales prices ($602,875 in Ada County as of July), strong buyer activity, Micron-driven demand shifts, and builder incentives. Here's the current snapshot.

Builder Rate Buy-Downs
Here's what I tell every buyer: the Boise market in 2026 is not the Boise market of 2020. Inventory is shifting. New construction is 55% of Ada County's total inventory, and builders are offering aggressive incentives — rate buy-downs below 5%, closing cost credits, and upgrade packages — that can save you tens of thousands of dollars.
But the market is still fast. In core Boise, homes go under contract in a median of 8 days (and 15 days for Ada County overall). In the outer belt — Meridian, Kuna — you have 35–45 days. If you're relocating from out of state, those timelines can be surprising. That's why having a 32-year veteran in your corner matters.
Buyers who use experienced local agents save an average of $18,000–$24,000 on their purchase through better negotiation on price, repairs, and closing terms compared to unrepresented buyers.— Consumer Federation of America, Home Buyer Report 2025
Which Boise Neighborhood Should You Buy In?
Each Boise neighborhood has its own personality, price point, and buyer profile. Here's Rick's quick take.
North End
Historic charm, walkability, tree-lined streets. The "Quiet Luxury" neighborhood. Higher price points, character homes, strong community identity.
Explore North End →SE Boise
Micron-adjacent, executive corridor. Infrastructure-constrained with utility bottlenecks through late 2026. Premium pricing for proximity to campus.
Explore SE Boise →Eagle
Spillover destination for executives priced out of SE Boise. High-end properties, rural-urban blend, equestrian estates. $600K–$1.5M+.
Explore Eagle →Meridian
Primary growth corridor. New construction hub with established neighborhoods. West Meridian migration accelerating. Great schools, family-focused.
Explore Meridian →Kuna
New construction arbitrage. 79% new build inventory. Aggressive builder incentives. Best value play in Ada County for buyers willing to go slightly further west.

Relying Only on Zillow Estimates
Zillow gives you a number. It doesn't give you the context of why that number exists — the infrastructure constraints, the builder pipeline, the school district shifts, or the Micron commute dynamics. In my 32 years, I've never seen a Zillow estimate replace local knowledge.
Walking Into a Builder's Office Alone
Builders have their own agents protecting their margins. When you walk in without representation, you leave money on the table — rate buy-downs, closing credits, upgrade packages that I negotiate routinely. The builder pays my commission. There's no reason not to have an advocate.
Underestimating the Micron Impact
If you're buying in SE Boise or Meridian without understanding the $50B Micron expansion, you're making decisions with incomplete information. Infrastructure constraints, spillover migration, and new construction timelines all affect what you'll pay and where you should look. Read the relocation guide →
