Micron's $50B Expansion.
Your Boise Relocation Starts Here.
Micron's $50B expansion is bringing 4,000+ direct jobs and 17,000 indirect jobs to Boise. If you're relocating, Rick Gray — 32 years in Boise, 1,000+ closings — is the agent who knows where to live, what to pay, and how to win.

Acres annexed into Boise since 2022 for Micron expansion
Here's what I tell every relocating family: the Micron expansion isn't a future event — it's happening now. Fab 1 equipment installation is moving toward first wafer DRAM output in mid-2027 (H1 2027). Fab 2 site preparation and blasting are underway for a late 2028 operational target. On August 20, 2026, Micron announced plans for Micron Research Labs — a new $10B research institution headquartered in Boise over the next decade. Meanwhile, Canyon Ridge apartments — 288 units just 1.5 miles from campus — remain nearly full at $1,600–$2,400/month.
The housing pipeline is responding: Murio Farms (3,500 homes) and CBH Locale (2,000 homes along the I-84 corridor) are in development. But not all phases are complete. If you're relocating for Micron, the window to secure the right home at the right price is narrowing.
I've been through every expansion cycle in Boise's history. This one is different in scale. The families who act with good information — not panic — will be the ones who end up in the right neighborhood, at the right price, with the right commute.
Micron's Boise expansion represents the single largest semiconductor manufacturing investment in Idaho history — a $50B commitment that will reshape the Treasure Valley housing market for a decade.— Boise Valley Economic Partnership, 2026 Annual Report
Where Should Micron Employees Live?
Each corridor has distinct advantages depending on your priorities — commute, price, schools, or lifestyle.
SE Boise — Micron-Adjacent
The closest residential corridor to the Micron campus. Executive-level homes, established neighborhoods, and proximity that eliminates commute stress. But SE Boise is hitting utility constraints — sewer and power capacity issues not expected to ease until late 2026.
West Meridian — Spillover Destination
Executive demand is shifting 5–10 miles west into Meridian as SE Boise options are exhausted. West Meridian offers newer construction, family-friendly neighborhoods, excellent schools, and more breathing room. The commute to Micron is 20–30 minutes.
Eagle — Executive Living
The high-end destination for families priced out of SE Boise or seeking a rural-urban blend. Eagle offers equestrian properties, custom homes, and an architectural standard that demands professional representation. $600K–$1.5M+ range (median $949,000 in July 2026).
Kuna — New Construction Value
The value play. 79% of Kuna's inventory is new construction, and builders are offering aggressive incentives — rate buy-downs below 5%, closing cost credits, and upgrade packages. If you're willing to go slightly further west, Kuna offers the best price-per-square-foot in Ada County.
What Infrastructure Challenges Should Relocating Families Know About?
What I tell every relocating family: don't buy based on a map pin alone. The area around Micron's campus looks great on Google Maps, but the on-the-ground reality includes utility constraints, single-access roads, and planned infrastructure changes that will affect your daily life.
Utility Constraints in SE Boise
Sewer and power capacity issues in SE Boise are not expected to ease until late 2026. This affects new development timelines and could impact property values in certain micro-areas.
Single-Access Roads
Painted Ridge and Sunny Ridge neighborhoods (160 homes) are connected by a single access road. If you're considering these areas, understand the traffic implications — especially during shift changes at the Micron campus.
40-Foot Berms Planned
40-foot berms are planned adjacent to certain residential areas near the campus. These will affect views, noise, and potentially property values. Rick monitors these developments so his clients make informed decisions.
What New Construction Is Available Near the Micron Campus?
Murio Farms
3,500 Homes
Large-scale subdivision in the pipeline near the Micron campus. Multiple phases in development — not all are complete. Rick tracks phase availability and pricing for relocating clients.
CBH Locale
2,000 Homes
CBH Homes development along the I-84 corridor. CBH Homes (headquartered in Meridian) is one of Idaho's most active builders, offering aggressive incentives including rate buy-downs below 5%.
Builder Incentives in a 6.6%+ Rate Environment (6.66% Freddie Mac Avg)
Builders are offering aggressive incentives to move inventory in the current rate environment. Rick negotiates these concessions routinely for his clients:
- Rate buy-downs below 5% — significantly reducing monthly payments
- Closing cost credits — $5,000–$15,000 in many cases
- Upgrade packages — flooring, countertops, appliances at builder cost
- Design center credits — customize your home without the premium markup
